Terms of Service
Please read these terms carefully before using LiviQ. By creating an account or using our platform, you agree to be bound by them.
Key points: LiviQ is a platform connecting room seekers with landlords — we are not a party to any tenancy. You must be 18 or over. UK fair housing law applies to all listings. AI match scores are advisory only.
1. About LiviQ
LiviQ (“LiviQ”, “we”, “us”, “our”) operates a property and housemate-matching platform that allows room seekers (“Seekers”) to find rooms and landlords or room providers (“Landlords”) to list available rooms (together, “Users”).
LiviQ is a marketplace platform. We do not own, manage, control, or inspect any property listed on the platform. We are not an estate agent, letting agent, or property manager. We are not a party to any rental agreement, tenancy, or living arrangement entered into between Users.
These Terms of Service (“Terms”) govern your access to and use of the LiviQ website and services. Our Privacy Policy also forms part of our agreement with you.
These Terms are governed by the laws of England and Wales.
2. Eligibility
To use LiviQ you must:
- Be at least 18 years of age
- Be a natural person (companies may not create accounts without prior written agreement)
- Have the legal capacity to enter into a binding contract under the laws of England and Wales
- Not have been previously suspended or removed from LiviQ
By creating an account, you confirm that you meet these requirements. If we discover that an account belongs to someone under 18, we will terminate it without notice.
3. Your account
When you register, you must provide accurate and complete information. You are responsible for keeping your account credentials secure and for all activity that occurs under your account.
- You must not share your password or allow others to access your account.
- You must notify us immediately if you suspect your account has been compromised: hello@liviq.uk
- You may only hold one account. Creating multiple accounts to circumvent restrictions or bans is prohibited.
- You can delete your account at any time from Account settings.
4. Listings and content accuracy
If you post a listing, you warrant that all information is accurate, complete, and not misleading. In particular:
- Photos must genuinely represent the property and room being advertised. Using photos of a different property, using AI-generated or stock images without disclosure, or using heavily altered images is prohibited.
- The price, location, room type, and available date must be accurate at the time of posting and kept up to date.
- You must have the right to advertise the property (e.g. you are the owner or have the landlord's consent to sublet).
- You are solely responsible for verifying that any tenancy arrangement complies with applicable law, including planning conditions, leasehold terms, and HMO licensing requirements where applicable.
LiviQ reserves the right to remove any listing that violates these Terms or is reported as inaccurate, without prior notice.
5. Non-discrimination — Equality Act 2010
Important: UK law prohibits discrimination in the provision of accommodation. All Landlords must comply with the Equality Act 2010.
You must not refuse to advertise to, communicate with, or accept a Seeker on the basis of any protected characteristic, including:
- Age
- Disability
- Gender reassignment
- Marriage and civil partnership
- Pregnancy and maternity
- Race (including colour, nationality, and ethnic or national origin)
- Religion or belief
- Sex
- Sexual orientation
Limited exemption:Under section 33 of the Equality Act 2010, a landlord who shares living accommodation with tenants (a “small premises” exemption) may, in limited circumstances, take certain factors into account. This is a narrow legal exception and does not override the prohibition on discrimination based on race or disability. If you believe this exemption may apply to you, we strongly recommend seeking independent legal advice.
Any listing or behaviour that we determine to be discriminatory will be removed immediately and the account may be permanently suspended. Repeated or egregious violations may be reported to the Equality and Human Rights Commission.

6. AI Match Keys
LiviQ uses AI to generate compatibility scores between Seekers and listings. This feature requires AI Match Keys(“Keys”).
- New accounts receive 5 free Keys upon registration.
- Each AI compatibility analysis (whether run by a Seeker on a listing or by a Landlord on a Seeker's profile) consumes 1 Key.
- Keys are consumed only when you explicitly request an AI analysis — not when viewing listings, profiles, or cached results.
- Keys are non-transferable and have no monetary value. They cannot be exchanged for cash.
- Additional Keys can be purchased from your Account → AI Match Keys page. Purchases are non-refundable as Keys are a digital service consumed immediately upon use (Consumer Contracts Regulations 2013, Article 28).
- We reserve the right to modify the Key system, including free allocations and pricing, with reasonable notice.
AI match scores are advisory only. They do not constitute a recommendation, endorsement, or guarantee of compatibility, suitability, or safety of any person or property. You should exercise your own judgement and conduct your own due diligence before entering into any tenancy arrangement.
7. Messaging and visit requests
The platform's messaging feature exists to facilitate genuine communication between Seekers and Landlords. You agree to use it only for that purpose.
- Do not use messaging for spam, unsolicited commercial offers, or mass outreach.
- Do not request or provide payment details, personal financial information, or passport details through the platform's messaging system.
- Visit requests are an expression of interest only. Neither party is obliged to proceed with a tenancy following a visit.
- LiviQ is not responsible for the outcome of any visit or viewing arranged through the platform.
8. Prohibited conduct
You must not use LiviQ to:
- Post false, misleading, or fraudulent listings or profile information
- Impersonate any person, company, or organisation, or misrepresent your identity or relationship to a property
- Harass, bully, threaten, or abuse other users in any way, including through private messages
- Engage in or facilitate any form of rental fraud, including collecting deposits or rent without a legitimate right to do so
- Scrape, crawl, or systematically copy content from the platform without written permission
- Attempt to circumvent, disable, or interfere with security features of the platform
- Use the platform for any unlawful purpose or in violation of any applicable UK or international law
- Advertise properties that do not exist, are not available, or for which you lack the authority to advertise
Violations may result in immediate account suspension or termination, removal of content, and where appropriate, referral to law enforcement authorities.
9. Content you post
You retain ownership of all content you post on LiviQ (photos, listing descriptions, profile information, messages). By posting content, you grant LiviQ a non-exclusive, worldwide, royalty-free licence to host, display, and distribute that content solely to operate and promote the platform.
You warrant that you have the right to post all content you submit and that it does not infringe any third-party intellectual property, privacy, or other rights.
We do not claim ownership of your content. This licence ends when you delete the relevant content or your account.
10. Intellectual property
The LiviQ name, logo, website design, and all platform-level content (excluding User content) are owned by LiviQ and protected by UK intellectual property law. You must not reproduce, distribute, or create derivative works from our intellectual property without written consent.
11. Disclaimers
LiviQ is provided “as is” and “as available”. To the fullest extent permitted by law:
- We make no warranties about the accuracy, completeness, or reliability of any listing, profile, message, or AI match score on the platform.
- We do not verify the identity of Users, the ownership or condition of properties, or the truth of any listing description. You should conduct your own due diligence before arranging viewings or entering into any agreement.
- We are not responsible for and expressly disclaim liability for the conduct of any User, whether online or offline.
- AI match scores are generated by a third-party AI model and may be inaccurate, incomplete, or inapplicable to your specific situation.
- We do not guarantee uninterrupted or error-free service. We may take the platform offline for maintenance at any time.
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under English law.
12. Limitation of liability
Subject to clause 11, LiviQ's total liability to you for any claim arising out of or in connection with these Terms or your use of the platform is limited to the greater of (a) the amount you paid to LiviQ in the 12 months preceding the claim, or (b) £100.
LiviQ is not liable for any indirect, consequential, or special loss, including but not limited to: loss of profit, loss of data, loss of opportunity, or any loss arising from reliance on AI match scores, User content, or the outcome of any tenancy arrangement.
If you are a consumer, you may have additional statutory rights under the Consumer Rights Act 2015 that are not affected by this limitation.
13. Changes to the service and these Terms
We may update, modify, or discontinue any part of LiviQ at any time. We may also update these Terms from time to time. If we make material changes, we will notify you by email or via a notice on the platform at least 14 days before the changes take effect.
Your continued use of LiviQ after the effective date of any changes constitutes your acceptance of the updated Terms. If you do not agree to the changes, you should stop using the platform and delete your account.
14. Termination
You may stop using LiviQ and delete your account at any time from Account settings.
We may suspend or terminate your account if you violate these Terms, if we are required to do so by law, or if we reasonably believe that your use of the platform poses a risk to other Users or to the platform. In most cases we will give you prior notice, but we reserve the right to act immediately where necessary to protect safety or security.
On termination, clauses 8 (Prohibited conduct), 10 (Intellectual property), 11 (Disclaimers), 12 (Limitation of liability), and 15 (Governing law) survive.
15. Governing law and disputes
These Terms and any dispute or claim arising out of or in connection with them are governed by and construed in accordance with the laws of England and Wales.
If you are a consumer resident in England or Wales, you agree that the courts of England and Wales have exclusive jurisdiction. If you are a consumer resident in Scotland or Northern Ireland, you may bring proceedings in your local courts.
Before bringing a formal dispute, we encourage you to contact us at hello@liviq.uk so we can try to resolve it informally. Consumer disputes that cannot be resolved directly may be referred to a certified ADR (Alternative Dispute Resolution) provider.
